FAQs

Your dream space is closer than you think.

We’re ready to design, build, and transform it – just the way you imagined.

Can I live in my house during a remodel?

Yes, for many projects, but it depends on the scope. Kitchen and bath remodels can often be lived through with temporary cooking or washing setups. However, for whole-house remodels or extensive additions, we may recommend temporary relocation for your safety and comfort.

Do I need an architect before contacting a builder?

No. As a design-build firm, Rabbit Residential can manage the entire architectural and design process in-house. If you already have plans from an architect, we are also happy to collaborate with them to bring your vision to life.

What should I prepare before an initial construction consultation?

Before initial construction, you can gather inspiration photos (from Pinterest or Houzz), a rough idea of your budget, a copy of your property survey if you have one, and a list of your functional must-haves versus nice-to-haves.

What is included in a written construction estimate?

Our estimates provide a clear, transparent breakdown of the project. This includes the defined scope of work, material and fixture allowances, labor costs, necessary permit fees, and an estimated timeline for completion.

How are materials and finishes selected?

Our interior design team guides you through the entire selection process. We help you choose cabinets, countertops, fixtures, tile, and flooring that perfectly align with your aesthetic preferences, lifestyle needs, and budget.

What happens if hidden damage is discovered during demolition?

In older Seattle-area homes, it is not uncommon to uncover hidden water damage or outdated wiring. If this happens, we immediately stop work in that area, document the issue, and present you with a transparent change order outlining your options and costs before any additional work proceeds.

What happens at the final walkthrough?

Once construction is complete, we tour the new space together. We will demonstrate how any new systems operate and note any final, minor touch-ups needed. These items are added to a “punch list,” which our team completes promptly before the final handover.

What warranty and post-project support does Rabbit Residential provide?

We stand behind the quality of our craftsmanship. We ensure that your project is built to last and provide standard industry guarantees on our labor, meaning if a post-construction adjustment is needed, we are just a phone call away.

How can I verify a Washington contractor registration?

You can easily verify our active license, bonding, and insurance status by looking up Rabbit Residential on the Washington State Department of Labor & Industries (L&I) “Verify a Contractor” website.

When should I contact a builder during project planning?

As early as possible. Engaging us during the initial idea phase allows us to provide realistic budget estimates, feasibility insights, and design guidance before you spend money on formal blueprints.

How much does a kitchen remodel cost in Seattle?

Costs vary based on the size of the space, structural layout changes, and the quality of finishes. A cosmetic refresh requires a smaller investment, while a full gut remodel with custom cabinetry, structural changes, and high-end appliances will cost more. We provide a precise, tailored estimate during your free consultation.

How long does a Seattle kitchen remodel take from design to completion?

The initial design and permitting phase generally takes a few weeks to a couple of months. Once permits are approved and active construction begins, a typical kitchen remodel takes 6 to 12 weeks, depending on material lead times and complexity.

Do I need a permit for a kitchen or bathroom remodel in Seattle?

If your project involves moving plumbing or electrical lines, making structural changes, or altering the home’s exterior, the City of Seattle requires permits. Rabbit Residential handles all permit applications and inspections on your behalf.

How much does it cost to build a custom home in Seattle?

Custom home pricing is driven by square footage, site conditions (like slope and soil), architectural complexity, and material selections. We offer transparent pricing structures and work closely with you to align your custom home design with your target budget.

How long does a custom home build take in Seattle?

From initial design to final move-in, a custom home typically takes 12 to 18 months. Navigating the City of Seattle’s permitting process often takes several months, followed by 8 to 12 months of active construction.

Should I remodel my home or rebuild it?

This depends on your property’s zoning, the structural integrity of the existing foundation, and your long-term goals. We assess your lot and current home to help you weigh the financial and practical benefits of a deep whole-house remodel versus a ground-up rebuild.

Can my property support an ADU or DADU?

Seattle has updated its zoning laws to encourage Accessory Dwelling Units. Most single-family lots now qualify for an attached ADU or a detached DADU. We evaluate your lot’s size, setbacks, and topography to confirm exactly what is feasible.

Is a second-story addition or ground-floor addition right for my home?

A ground-floor addition is excellent if you have ample yard space and want to avoid complex structural reinforcement. A second-story addition is ideal for maximizing small Seattle lots without losing outdoor living space, though it requires verifying that your existing foundation can support the extra weight.

How much does a whole-house remodel cost in Seattle?

Whole-house remodels are significant investments that range widely depending on whether you are doing a surface-level cosmetic overhaul or taking the house down to the studs. We provide a detailed scope of work to give you an accurate, reliable cost expectation.

Can a load-bearing wall be removed in my Bellevue kitchen?

Yes. Removing a load-bearing wall requires structural engineering, properly sized support beams, and city permits. We manage the engineering and construction to safely open up your floor plan.

Which permit authority reviews a Bellevue kitchen remodel?

Bellevue remodeling projects are reviewed and inspected by the City of Bellevue Development Services Department. We navigate their specific residential building codes and manage the entire permitting process for you.

What should be checked before remodeling an older Magnolia home?

Older homes in Magnolia frequently require updates to outdated electrical panels, galvanized plumbing, and seismic retrofitting. We conduct a thorough site assessment to identify these hidden factors early in the planning and budgeting phase.

How are access and material deliveries planned for my Ballard addition?

Ballard’s dense neighborhoods and compact lots require careful logistical planning. We coordinate material deliveries, manage crew parking, and secure necessary street-use permits to minimize disruptions to you and your neighbors.

Will my Shoreline remodel require temporary relocation?

It depends on the scope of work. Minor updates or sectioned-off additions might allow you to stay comfortably. However, for extensive whole-house remodels or projects where major utilities will be shut off for extended periods, we usually advise temporary relocation.

We are extremely happy with the work that Rabbit Residential did for us. Phil and his team did an excellent job from start to finish. They upgraded a small bathroom by replacing the bathtub, Formica surround, and linoleum flooring with a walk-in shower, tile surround, and tile flooring. The project also included minor plumbing work, repairs to walls and a skylight damaged by previous water damage and normal wear and tear, and new paint throughout the room. In addition, they replaced several tired windows in our sunroom. Phil provided a very detailed cost estimate and a clear scope of work, along with a projected start and completion date. He was clear and timely whenever there was a change to the plan, and the job was completed several days ahead of schedule. He listened carefully to all of our concerns and quickly communicated any issues to his team. We couldn’t be happier with the work they did for us and would gladly recommend Phil and his team.
